Burke Law Firm’s McHenry County Assessment Appeal Clients

In the FBI Agent’s statement that led to Chicago Alderman Ed Burke’s arrest for attempted extortion, Burke is quoted as desiring his law firm to represent the fast food restaurant moguls in Will, Lake and DuPage Counties, in that order.

McHenry County was not mentioned, but it seemed worth a Freedom of Information request.

    Was looking for Madigan-style profiteeering in Woodstock TIF property assessments.

    Alliance Contractors:

    Several ownership entities show up on public records in relation to The untaxed parcels of land across from Walmart in Woodstock, included in TIF 2: Amcore invstmnt grp NA 1703,and 1st Natl bank 1705, Ruth, Alliance Contractors, Cheers Holdings LLC., but all seem to have a common thread.

    The land encompasses:

    1. Vacant large build-able acreage across from Woodstock Walmart, zoned commercial or industrial, paying zero property taxes (without any public records on Treasurer Site, but Athena GIS lists past 5 years of zero taxes), PINs 13-16-126-009 through 13-16-126-019.

    Exception is parcel 13-16-126-014 which has buildings on it: land assessed at $44,000 EAV (also seems to apply to parcel -013, which also has buildings on it but is not taxed).

    Land area Roughly the size of WALMART lot (13-16-201-008) assessed $800,000 EAV. Adjacent to American Community Bank (13-16-128-001),perhaps 1/10th the area, land/lot assessed at $209,000.

    2. Just north of these vacant parcels are Alliance Contractors parcels.

    This is land and buildings and parking zoned improved commercial across from industrial zoned property adjacent north of Walmart, PIN 13-09-376-014 (Owner MLCFC 20077 LAKE AVE LLC Mail to LNR PRNTRS LLC 1601 WASHINGTON AVE STE 700 MIAMI, FL 33139).

    That property looks like no more than 133% area of Alliance property, across the street.(NOT including the property Alliance appears to own directly across from Walmart (which is Alliance land taxed at zero on vacant parcels)).

    The assessed Land EAV for MLCFC property (which sold for $12,850,000 in 2007) is $313,772. The Total EAV for that property is $933,240.

    The assessed Land EAV for Alliance Contractors property (listed above) is $156750.

  2. Now I am finding updated info on http://mchenryil.devnetwedge.com/parcel/view/1316126009/2008

    In 2008, 25 acres was divided of “farmland” across from Walmart and has not paid any property tax since then. (before that they paid as much as $32).

    The lesson seems to be “Pay Property Tax Like A Pritzker”: all of us naive idiot farmers paying p-tax on farmland would be well advised to break the land into parcels like Amcor Invstmt Grp 1703, which seems to be affiliated with Alliance Contractors, and pay ZERO on the land until we can get a TIF to pay millions in public funds to a developer to buy us out at a profit.

    Am I missing something?

  3. 14-27-377-002 owned by Old Second Natl Bank apparently paid zero taxes until 2018 assessment payable 2019: EAV $139,270.00 (2018 tax rate 10.78% of EAV).
    Appears to be a portion of building complex, 4 buildings.

  4. OK, which County Board member is going to demand a listing of ALL untaxed parcels in the County?

    Listing to include who actually owns the property – if it is a Trust, who is the beneficiary.

    We pay some of the highest taxes in the country – we deserve better government than this!

    While we’re on the topic of property tax appeals, maybe look up the paperwork for PIN# 18-11-254-004. It’s the address for a certain Grafton Assessor.

    Maybe ponder how a lakefront property assessment gets dropped 25% on appeal.

    Spread the word through social media.

    Every citizen exploited by property tax status quo should boycott every business which receives the monetary political benefits of status quo

  11. Does the County Assessor have a procedure to look at all real estate transactions every single month to see the actual selling price of parcels and THEN adjust the valuation of all of the properties for taxing purposes?
