McHenry County Towns of Woodstock, Crystal Lake and McHenry Make Taxpayers Federation of Illinois List of Highest Taxed Places, Chicago Next to Lowest

The following effective tax rates — property taxes paid as a percentage of value — were calculated by Mike Klemens for the Taxpayers Federation of Illinois.

Woodstock has jumped from 52nd on the 2005 list to 13th in 2016.

Homeowners paid 3.54% of the value of their homes when 2026 taxes were collected in 2017, making it the highest effective tax rate in McHenry County.

Next on the Taxpayers Federation’s list was Crytal Lake.

In 2005, it ranked 56th highest taxed municipality in Illinois.

In 2016, it ranked number 19 among the 89 places studied.

On the average, residents paid 3.33% of the value of their homes in taxes.

The average home in Crystal Lake was assessed at $67,600, while the comparable figure in Woodstock was $71,175. (Multiply the assessment by three to find the average sales price.)

McHenry ranked 75th highest in 2005, but rose to the 25th highest in 2016.

The average assessment was $65,050 in McHenry.

The effective tax rate was 3.2%.

Chicago homeowners are next to lowest on the 89-city list.

Last year Chicago was the lowest taxed on the list.

The average Chicago home is assessed at $56,352 and its effective tax rate is 1.61%.

  1. It’s the March 2018 Tax Facts report from Taxpayers Federation of Illinois that listed effective residential property tax rates in 89 Illinois communities across the state.

    The 89 communities were not those with the highest 89 effective property tax rates.

    Rather, TFI listed a sample of communities scattered throughout the entire effective property tax rate spectrum in Illinois including the highest (Park Forest) and lowest (Glenview).

    Typically Chicago residential is the lowest or close to the lowest but somehow Glenview topped that.

    The report includes a lot of technical detailed information about property taxes in Illinois.

  2. In 2005 the Appraiser increased my valuation by 19 percent.

    But for some reason, I’m no longer on track to having the first $20 million dollar ‘trailer’ by 2030.

    He can live with his section 8 thugs and sanctuaried illegals all he wants.

  4. Just elect Franks Governor next.

    That will solve all our problems, medical woes, family feuds, etc.

    Franks is the answer for everything.
